Some Frequently Asked Questions for Tenants

Here is some basic info that is important for you. We are always available to answer your questions.
What documents do I need to apply for a Rental?

Most landlords ask for the following:

  • Rental Application
  • Job Letter (letter confirming your employment including pay rate and length of service)
  • Pay Stubs (one or 2 showing your regular pay)
  • Credit Report:  Equifax or similar credit report.  These are available free from https://my.equifax.ca/consumer-registration/?lang=en
  • Past Landlord and/or Personal References:  I encourage people to get letters or emails from past landlords as well as a personal reference.
  • Photo ID:  Some Landlords ask for Photo ID up front.  This ensures they know who they are dealing with.  Most landlords will not hold in person interviews with their perspective tenants until they have made a final decision.

Can a Landlord ask for my Credit Card Number or SIN?

Never give Personal info like Social Insurance Number, Credit Card Numbers or Bank Account Numbers up front.  These are not necessary for a landlord to use.

What if I am Self Employed or Casually Employed

For those that are not paid a regular salary there are other options

In some cases:

Bank Statements or other proof of income.  Always be careful to omit any Account Numbers from the statements that are submitted to the landlord.  In cases where a tenant is self employed this may be the best method to show income.  

How many Months or Rent do I need to pay up front?

You are only legally required to have First and Last Months rent available up front.  

Will the landlord make the lease for me?

All Rental Leases in Ontario must use the Standard Form Lease provided by the governent.  Any otehr document is unenforcable and cannot be used. 

Is a security or damage deposit legal?

No, but a landlord can collect a small key deposit to cover replacement of keys or FOBs.  This is returned to the tenant at the end of the tenancy.

Do I need Insurance?

Renters Insurance is always reccommended and in most cases required by the landlord.  This covers your belongings as well as some liability.  The landlord will have a policy that covers the structure but it would not cover your personal belongings.
