Never give Personal info like Social Insurance Number, Credit Card Numbers or Bank Account Numbers up front. These are not necessary for a landlord to use.

Bank Statements or other proof of income. Always be careful to omit any Account Numbers from the statements that are submitted to the landlord. In cases where a tenant is self employed this may be the best method to show income.
You are only legally required to have First and Last Months rent available up front.
All Rental Leases in Ontario must use the Standard Form Lease provided by the governent. Any otehr document is unenforcable and cannot be used.
No, but a landlord can collect a small key deposit to cover replacement of keys or FOBs. This is returned to the tenant at the end of the tenancy.
Renters Insurance is always reccommended and in most cases required by the landlord. This covers your belongings as well as some liability. The landlord will have a policy that covers the structure but it would not cover your personal belongings.
